Before I Look At An Apartment
What utilities are included?
All of our apartment rentals include heat and water. Some buildings also include air conditioning, electric and cooking gas. Please check our properties pages for specific building details.
Do you have on-site maintenance?
Every one of our 28 Chicago apartment buildings has onsite maintenance. Our professional and friendly maintenance staff is available 7 days a week, 7:00am – 11:00pm. In addition, all locations have access to 24-hour emergency assistance.
Is parking available?
Parking is available at most of our buildings. Parking rates vary by location and some properties offer guest spots for $10 a day.
What Fire Precautions do your buildings have?
Every apartment comes equipped with its own smoke detector. Several of our buildings are also equipped with sprinkler systems that are rigorously tested quarterly and are directly linked to the local fire department.
What amenities does the building offer?
Amenities vary from property to property. All locations have onsite laundry facilities and emergency maintenance. Our Gold Coast apartment rentals offer amazing rooftop views, sundecks, business centers, and fitness rooms. Other amenities include a 24-hour door staff, free storage units, bike storage, and onsite management. In addition, most offer beautiful terrace pools.
Amenities for our Lakeview and Lincoln Park locations vary by building. Check the property's page for specifics.
Are amenities included in the rent?
Yes. All amenities are available for your use at no extra charge in any of our Chicago apartments.
Is there public transportation within close proximity of the buildings?
Yes. The CTA Red and Brown lines are less than 2 blocks from your door. Buses run daily on all major streets in Lincoln Park, Lakeview, and the Gold Coast. With so much transportation around, you're never more than a few blocks from public transit.
If my situation changes can I get out of my lease?
Planned Property Management offers two options for tenants who need to opt out of their lease due to unforeseeable circumstances. You can sublet your apartment, or you can "buy out" of your lease. For more details, please contact our corporate office or stop into your building's management office to discuss your options.
What kind of specials are you offering?

Do your buildings offer balconies?
Many of our apartment rentals in Chicago have balconies or rooftop sundecks, which allow you to enjoy the best views Chicago has to offer. Some overlook Lake Michigan and its gorgeous harbors, while others offer an unbeatable view of downtown Chicago's skyline.
Do you have any dog friendly buildings?
We have dog-friendly properties in all three of our locations. Your furry friend can enjoy high-style living, as well as the many parks and recreational areas located near our buildings.
Do you have a pet fee?
Yes. The monthly rent for one dog is $20 per month and the monthly rent for two dogs is $30. This charge is to ensure a clean and well-maintained building for you and your pet. There is no extra charge for cats.
Do you offer flexible lease terms?
Depending on the time of year, we can usually accommodate lease terms over 3 months. In addition, we have a list of current sublets in all of our buildings, which accommodate different time periods.
Do you have furnished apartments?
We work with Court Furniture, a company specializing in furnishing vacant apartments for renters with short-term and long-term plans. The staff at Court will work directly with you to furnish and tailor your new apartment to your individual specifications.
Do I owe any money in addition to rent?
Most of our properties have heat, water and gas included in the rental fee. However, you have to pay electric (exempt 1940 Lincoln, 430 Diversey and 515 Briar), phone, Internet, and cable.
What do I need to apply for a unit?
To assure your apartment will be reserved for you make sure you have a form of ID, an application that is filled out, and the first month's rent.
Is there a weight limit for dogs?
Yes. Our weight limit is a maximum of 30-40 pounds, depending on the property.
After I Apply For Your Apartments
How long does it take for an application to be approved?
Applications can be approved the same day so you can move in as quickly as possible.
What do I need to do to guarantee the apartment I fall in love with?
Simply complete a rental application with Planned Property Management and provide the first month rent and application fees. Instead of requiring a security deposit, Planned Property Management will have you pay an administration fee along with your first month rent. The administration fee varies depending on the building you choose to apply for. Additionally, you will be required to provide proof of income and a valid picture ID.
What if I have NO credit, bad credit or in the processes of a short sale of foreclosure?
We understand that life happens, which is why we combine credit scores along with your monthly income to make a decision on approval. We also offer alternative options, such as putting down an extra security deposit or allowing co-signers on your lease.
What is the move-in process?
We make moving in as simple and painless as possible. Most of our buildings have spacious freight elevators that you can reserve and use for a set period of time to help your move go smoothly.
What are my options for paying my rent?
Rent is due on the 1st of each month. You can either mail it or personally bring it to our corporate office at 1333 N. Kingsbury Chicago, IL 60642. You can also pay online with paylease, found on our resident's page, which offers a variety of ways to pay your rent online. (Please note: paylease.com has service fees that differ for each payment option).
What happens when the lease runs out?
Our corporate office will contact you 60 days prior to the expiration of your lease, giving you the option to extend your lease further with Planned Property Management.
Where and when can I pick up my keys?
Our buildings have onsite engineers or customer service managers ready to assist you and provide you with keys before you move in.
Am I required to purchase rental insurance?
No, but we do recommend that our tenants purchase it to protect their personal belongings in case of an unfortunate event.
After I Move Into Your Apartments
What are the hours of the fitness center?
Our fitness centers are open from 5:30am to 11:00pm to accommodate varying work schedules.
What cable provider can I use for Internet and cable?
We work very closely with RCN, which provides our tenants with great service, pricing and specials. A basic cable/high speed Internet combo is priced around $60.
During which time periods are the pools and decks available for use?
The pools and sundecks are open all summer, from Memorial Day Weekend until Labor Day Weekend.
What happens when I receive a Package?
Most of our buildings have package receiving rooms. After the arrival of a package, we will notify you and safely store your package until you’re ready to pick it up during the office hours.
How do I sign up for cable and electric?
To sign up for electric, call ComEd at 877.426.6331. To sign up for cable, Internet and phone, call RCN at 312.804.2516.
What if I need a larger unit before my lease is up?
We would be happy to place you in an apartment that suits your changing needs. We have different-sized studios, one-bedroom, two-bedroom and even three-bedroom apartments available, if you decide you need a bigger living space.
How does the resident referral program work?
Our resident referral program is a great way for our current tenants to earn some extra cash. When you know a friend, family member, or co-worker is looking for a new place, pass along their information to one of our leasing agents who will assist them in finding a perfect home. After they move in, we will credit you with $250 toward your next month’s rent.
What happens if I am locked out?
All Planned Property Management buildings have onsite staff as well as 24-hour emergency service that can assist you in case you get locked out of your apartment.
Whom should I call if I have a maintenance problem?
Our engineers are happy to help you with any problems you might have. If you don’t have a number for your engineer, please call our corporate office at 312.337.2200.
What should I do if I want to add a roommate?
Contact our corporate office at 312.337.2200, and we will assist you with adding a roommate to your lease.
Can I modify my apartment?
You may not make any alteration to the unit, including installing any appliances, locks or other equipment of any kind without prior consent from our corporate office.
When does the landlord have legal right to enter my apartment?
We have the right to enter your unit in case of an emergency or to show your unit prior to you moving out.
Can I have a dishwasher or a washer/dryer in my unit?
You should not install or maintain a washer, dryer or dishwasher in your unit without prior written consent from our corporate office. All of our buildings are equipped with laundry facilities for your convenience, and our Gold Coast properties have dishwashers installed in most of the apartments.
